UPDATED: Lehigh Valley Business Incubator Space Currently Available

As part of our mission to help businesses come, grow, and start here, the Lehigh Valley Economic Development Corporation (LVEDC) will be doing a round-up each quarter of available business incubator space in the Lehigh Valley. See below for more information.
Ben Franklin TechVentures
Ben Franklin TechVentures offers internationally acclaimed high-tech workspace and community for early-stage companies. The location at Lehigh University allows resident companies easy access to the equipment, faculty, and students at the major university research campus, which complements Ben Franklin’s in-house expertise and network of experts and other resources.

- Office 126 – 200 square feet
- Office 211 – 150 square feet
- Office 236 – 430 square feet
- Full third floor (2017 construction) – 4,500 square feet with 4 private offices, large bullpen space, kitchenette
All lab space is $18/square foot per year, and all office space is $15/square foot per year. All labs include fume hoods, built-in bench and cabinets, compressed air and vacuum lines, and some have emergency power backup outlets. Visit here for more information.
Bridgeworks Enterprise Center
Business Incubator Suites: These industrial spaces are ideal for startup and early-stage manufacturing companies. The I-3 zoned building has access to 480 VAC 3-phase electric, natural gas, water, and sewer. Shared amenities include: conference rooms; machine shop; indoor loading dock; forklift; powered pallet stacker; pallet jacks; and more.

Coworking: The Flex Launch & Coworking space provides affordable workspace for independent professionals and small teams. Coworking membership is $60 per month with no contracts and unlimited visits. Amenities include: internet access; shared kitchen with coffee, refrigerator and microwave; access to conference rooms; private area for phone calls; and more. Cowork414 is a coworking space in West Bethlehem that provides modern furnishings in a vintage building with amenities and a space you’ll be proud to show your clients. Cowork 414 seeks to facilitate synergies among its members, support businesses and non-profits on their growth trajectory, add vitality to the neighborhood, and be a positive voice and presence in the city of Bethlehem and the Lehigh Valley. Easton coWorks is a coworking space in the Karl Stirner Arts Building located in downtown Easton. Its unique atmosphere fosters a great working environment and is the ideal place for telecommuters, freelancers, artists, and entrepreneurs looking to take that next step in growing their business.
Easton coWorks employs an open space concept, with seven dedicated desks included in the space. Two desks are currently available for lease at a cost of $300 per month. Contracts are month-to-month. Visit here for more information, or contact Sarah Clark for more information.
The Office Quarters
Since 2001, hundreds of Lehigh Valley area businesses have chosen The Office Quarters as their base of operations. It provides about 15,000 sq. ft. divided into private spaces of 100 to 600 sq ft. The Office Quarters also offers common amenities like conference rooms, a break room, and reception area, along with hosted telephone service, mail service and business equipment including copier, scanner, and fax.
The Office Quarters currently has two workspaces available, one approximately 250 sq. ft and one 300 sq. ft. An executive office about 150 sq. ft. in size is also available. All are furnished and fully supported by full-time staff.
Pi: Partnership for Innovation
Pi: Partnership for Innovation is a technology center located in the Southside Bethlehem Keystone Innovation Zone. Pi is housed in a former silk blouse factory which is located in tech-savvy South Bethlehem and within walking distance of SteelStacks campus. Immediately adjacent to the South Bethlehem Greenway and located in the heart of the Southside Arts & Business District. Rental rates for the below spaces are $12.50 /SF/year. SoBeCoworks is a collaborative workspace and a KIZ-authorized business office. KIZ grants and low-interest business loans are available to members, as well as other business loan options available to our clients. A co-working solution that works for micro or small enterprise businesses, it has affordable and flexible rates to match any budget.

- Part-time flexdesk member: $65 (eight visits/month)
- Full-time flexdesk member: $135 (unlimited visits/month)
- Partner member: $250 (private cubicle)

Velocity, City Center’s urban co-working space, s designed to deliver options for small start-up, established, innovative businesses by providing an office option that delivers networking opportunities to professionals who are passionate about building a vibrant downtown community.
Velocity houses 13 offices ranging from 110 square feet to 355 square feet and 5 free range desks that are rented on a month to month basis. All office and free range tenants have access to all the share amenities of the coworking space including 24-7 swipe card access to the kitchen, classroom, conference room and lounge space. All are encouraged to collaborate with other businesses with space in the building.
