Lehigh Valley has a shortage of smaller-footprint industrial manufacturing space, leading to significantly increased demand and asking rates. Since 2012, there has been no net change in the number of properties between 40,000 – 80,000 SF, and the vacancy rate for that range has dropped from 6.1% in 2012 to the current rate of 3.6%. The average age of this current inventory is 49 years. This panel will discuss the challenges and opportunities presented with the shortage of small industrial flex space in Lehigh Valley.
